How to build your villa?
Our priority at Cekul Construction is to ensure the process of building a new home is exciting, enjoyable and totally stress-free so we explain every steps clearly.
Most of our contracts are standard and done in notary offices.Before the contract is drawn up we make sure that every aspect of the development is covered for both parties.
We design, develop and construct – everything under one roof – so you only have one point of contact during the entire process, giving you total peace of mind.
The process
The project comprises two elements – (i) location and (ii) property.
So the first thing to establish is where you want to build your home.
The location is a very important ingredient and we have access to a wide selection of plots of all sizes/types to suit most requirements.
Our architects also have a substantial range of home designs that can be modified to suit your needs and adapted to suit the chosen plot where required.
Once the land is secured, written permissions are required from the Turkish Military - these ‘checks’ do not relate to the actual purchaser(s) of the land - it’s simply to make sure that you are not encroaching on Military land. This process with the Military takes approximately 3 to 4 months, though laws are currently in process to speed this process along.
However, there are no ‘idle hands’ in our Company, so the time waiting for approval from the Military is used well and during this time, our Architect will continue to work on your project to ensure that you get the maximum space and every benefit from his design expertise. Also during this period our Engineer prepares the path for the various licenses that need to be obtained, i.e. water, electric and planning permission etc...
After purchasing the land, you have a right to place a charge against the title deed of the land in the Title Deeds Office to protect the land for debts or selling to other parties till till you receive your land’s military check approval.
This is also the same process for the property protection; the only difference is you place a charge against of your property value after getting the habitation license. This means that the house is registered to your names legally and it is protected from loans of banks, any debts of owners, selling to second parties, etc till you receive your military check approval which will give you a peaceful mind..
Let’s start to build
Once you have chosen your design and agreed the cost, the legal contract is drawn up by notary office or lawyer(optional but we suggest the notary office for your rights protection). This contract will not only consist of a Payment Plan that suits both parties, but will also layout the timetable for the construction (start and completion date) plus a detailed specification of the main materials/finishes to be used.
As the build progresses, we will liaise with you on a regular basis and offer you the opportunity to make minor alterations (non structural).
We undertake to forward regular updates via email, with pictures, at agreed intervals. In addition, you are welcome to visit the building site as often as you wish during the construction process, though this must be by prior arrangement with our office, to comply with local Health & Safety regulations.
The Cekul team is at your disposal from start to finish of the build process but our responsibility does not end at handover – that is just the beginning! We are determined to develop a long standing relationship with all clients and our doors are always open, whether that is for a piece of advice or just a chat and a cup of coffee. We can recommend companies providing local services – mortgages, home maintenance, insurance, airport transfers, payment of utility bills etc…
