Buying Process

The process

The project comprises two elements – (i) location and (ii) property.

So the first thing to establish is where you want to build your home.

The location is a very important ingredient and we have access to a wide selection of plots of all sizes/types to suit most requirements.

Our architects also have a substantial range of home designs that can be modified to suit your needs and adapted to suit the chosen plot where required.

Once the land is secured, written permissions are required from the Turkish Military - these ‘checks’ do not relate to the actual purchaser(s) of the land - it’s simply to make sure that you are not encroaching on Military land. This process with the Military takes approximately 3 to 4 months, though laws are currently in process to speed this process along.

However, there are no ‘idle hands’ in our Company, so the time waiting for approval from the Military is used well and during this time, our Architect will continue to work on your project to ensure that you get the maximum space and every benefit from his design expertise. Also during this period our Engineer prepares the path for the various licenses that need to be obtained, i.e. water, electric and planning permission etc...

After purchasing the land, you have a right to place a charge against the title deed of the land in the Title Deeds Office to protect the land for debts or selling to other parties till till you receive your land’s military check approval.

This is also the same process for the property protection; the only difference is you place a charge against of your property value after getting the habitation license. This means that the house is registered to your names legally and it is protected from loans of banks, any debts of owners, selling to second parties, etc till you receive your military check approval which will give you a peaceful mind..

Let’s start to build 

Once you have chosen your design and agreed the cost, the legal contract is drawn up by notary office or lawyer(optional but we suggest the notary office for your rights protection). This contract will not only consist of a Payment Plan that suits both parties, but will also layout the timetable for the construction (start and completion date) plus a detailed specification of the main materials/finishes to be used.   

As the build progresses, we will liaise with you on a regular basis and offer you the opportunity to make minor alterations (non structural).

The given price does not include land taxes, property taxes and fees (after getting the title deeds ) , utilities connection on buyer’s name, military check application costs and solicitor/notary costs (which will be belonging to buyer)

According to the given price we prepare a Payment Schedule according to the budget of the buyer.This payment schedule is only for the building costs, it does not include the land payment (the payment for the land should be done seperately at the beginning)                 

It is generally in this schedule upon to the stages of the construction; 

£2000 deposit (non-refundable) payment upon to the Sales Agreement signed in the notary office

10% 1st installment; Architectural and engineering projects start (the deposit is reduced from the 1st payment)

20% 2nd installment ; Foundation+rough construction

25% 3rd installment ; delicate workmanship like rendering inside, ceilings, windows, doors, bathroom, kitchen fittings

20% 4th installment; Painting inside, outside and all finishing stages

20% 5th installment; pool+garden+garden wall and

last stages of the construction

5%   6th installment ; After giving Title deeds and habitation license

    We send reports including information and pictures for each reports so our customers know what they have upon to payments and there is not any payment till the current step is completely finished. 

    • We prepare a Sales Agreement Form in English and Turkish languages.With this document, we go to a Notary Office to confirm legally.The deposit is received at this stage confirmed by Notary  Office/Solicitor

    • Then we celebrate our new agreement with a nice dinner!

    • We do the purchasing process of the land immediately not to lose the plot of land where we plan to build a house and we apply for the Military Check for the land title deeds to be on the name of buyer(s).

    • To begin the processes; we first begin with the design changing and improving it to the requirements of the buyer.After the design completed, we send the 3D images and the floor plans to the buyer to confirm the final situation.

    • When it is approved, we begin for Statics(civil engineer programme) Project, Mechanical, Electrical, Plumbing Projects and approve it to the Municipality.

    • We apply for building license and the insurance for workers so we can start to work on the land.All these procedures take 1-2 months (after the agreement) to start for construction.We complete and deliver the keys in 6 months.

     The Cekul team is at your disposal from start to finish of the build process but our responsibility does not end at handover – that is just the beginning! We are determined to develop a long standing relationship with all clients and our doors are always open, whether that is for a piece of advice or just a chat and a cup of coffee. We can recommend companies providing local services – mortgages, home maintenance, insurance, airport transfers, payment of utility bills etc…

    • After purchasing the land, till the purchaser(s) receive their military check approval, the purchaser(s) has a right to place a charge against the title deed of the land in the Title Deeds Office to protect of any debts, selling to 2nd parties,etc.This is also the same process for the property protection; after getting the habitation license of the property, the purchase(s) has a right to place a charge against the property value which means the house is registered to their names legally and it is protected from loans of banks, any debts of developers, selling to second parties, etc for the off plan house. This is of course ‘’optional’’ just to protect buyer’s rights and to give them a peaceful mind therefor we suggest and help our customers to do these steps.These processes are done in notary offices and the costs are belonging to the purchaser(s)

    • All the steps of the building are written down on our BUILDING REPORT and is sent to agent/buyer monthly with the pictures

    • We ask or confirm the materials or decorative details that can be used in house like kitchen cupboard style/materials, bathroom style and materials, tiles, painting color, taps, kitchen sinks and the washbasin, etc.

    • When it is nearly completed, we inform them about the final date

    • We notify all the changes if there are according to the out circumstances

    • When the building finished, we apply for the title deeds so the land title deeds are transferred to property title deeds.No need to apply for military check again since we already applied on the land registration

    • When we receive the title deeds of the house, we apply for the electric, water registration and make the contacts to use them in house

    • When everything finished, we help for purchasing the furniture and deliver the keys to the new owners

    • Finally, we get the signatures of the buyers that the house has been delivered as it was on the agreement
